What does builders insurance cover?

Our Builders Insurance provides the crucial business cover you need to guard against potential claims, helping you operate with confidence and avoid financial risks. It includes public liability as standard, with the option to add extras like Employers’ Liability, Contractors Works cover, and Plant & Tools cover, all tailored to fit the unique needs and scale of your business. So, if you operate as a sole trader, run a small business or own a contruction company we can offer the cover you need.

Our policy is designed with flexibility in mind, allowing you to customise our Contractors All Risk cover to suit your specific needs. You can select the level of cover required for contractor works and any plant or tools you own or hire. By choosing one or more of these options, employee tools and personal belongings will also be covered, up to £500.

Make sure you have the correct insurance for your trade and be sure to check if any exclusions are relevant to what you have planned in policy documentation.

Financial Loss

Why do you need builders' liability insurance?

Builders need insurance for several reasons, primarily to protect themselves, their clients, and their businesses from various risks and liabilities associated with construction projects.

When you’re on a job, the last thing you want to worry about is what might go wrong. That’s where our builders insurance steps in, giving you the confidence to focus on your work without the fear of financial setbacks from potential claims.

Here are some examples to highlight why insurance is necessary:

Protection from claims if a client suffers an injury.

Accidents on construction sites are risks that you should be prepared for.  Third party injuries to clients, subcontractors or bystanders are possible and could result in a claim against you.

Having public liability insurance for builders in place protects you as a tradesperson from costly claims because of these incidents.

An employee, temporary worker or volunteer suffers a workplace accident.

Building sites can be hazardous environments, whatever your trade as a business you are responsible for providing a safe workplace for your employees. If employees or temporary workers are involved in an accident on a building project they could bring a claim against you for medical expenses, rehabilitation costs, and lost wages.

Employers’ liability insurance is a legal obligation to protect you from these situations, with fines of £2500 per day for failing to comply.

Accidental damage caused to plant and tools you own or hire.

You might be working on a small residential renovation, using your own cement mixer for various parts of the job. If this equipment sustains damage or is subject to physical loss, this could put a stop to your work.

Without Plant and Tools insurance, you could have to cover the cost of replacing this equipment, which could impact your earnings. However, with the insurance in place, the cost of repairing or replacing your tools would be covered, allowing you to continue your work without financial worry.

Protection from loss or damage to permanent or temporary works.

As a self-employed builder working on a home extension, imagine a storm damaging partially built walls and expensive materials stored on-site. You could be faced with significant losses from the cost of replacing materials and repairing the damage, setting the project back.

With Contractors Works insurance, this cover could handle these unexpected costs, protecting you financially and keeping the project on track.

Our experts explain why...

“At Protectivity, we understand the unique risks builders face daily—rising material costs, increasing client expectations, and the potential for unexpected incidents. That’s why having the right insurance isn’t just about compliance; it’s about securing the future of your business. Our Builders Insurance goes beyond public liability, offering comprehensive protection for contractors, staff, tools, and materials. Whether you’re working on residential, commercial, or renovation projects, our cover ensures you can focus on delivering quality workmanship with confidence. In construction, challenges aren’t a matter of ‘if’ but ‘when’—having robust insurance in place is as essential as having the right tools for the job.”

How much does builders insurance cost?

The cost of builder’s insurance can vary widely depending on several factors, including the size and scope of the construction project, the location of the project, the type of coverage needed, the insurer, and the risk factors associated with the project. For example, if you employ staff then your policy will need additional cover in Employers’ Liability, at a higher cost.
